Terms of use
These terms explain how you may use Šapirum Property, and what you can expect from us. Please read them before you use the service.

1. About these terms
These terms apply to the Šapirum Property website and service, provided by [[COMPANY LEGAL NAME]] ("Šapirum", "we"), organisation number [[ORGANISATION NUMBER]], VAT number [[VAT NUMBER]], address [[COMPANY ADDRESS]].
By using the service you agree to them. If you use it for a company, you confirm that you may bind that company. If you have a written agreement with us (for example about fees), that agreement prevails where it differs from these terms.
2. Accounts and invitations
Šapirum Property is invitation-only. Accounts are created for people whom we, or their host, invite.
You must give accurate information, keep your sign-in details to yourself, and tell us promptly at security@sapirum.com if you think someone else has used your account. You are responsible for what happens under your account, unless you told us it had been compromised.
Platform administrators must use two-step verification.
3. Hosts, co-hosts and cleaners
Hosts are responsible for the properties, stays, people and data they add. That includes having the right to rent out and manage the properties, following the local rules for short-term rentals (such as permits, taxes and guest registration), having a lawful basis for entering their guests' and team members' data, and telling those people how it is used.
Hosts invite and manage their own co-hosts and cleaners and decide what each of them can see, within the limits of the service. Co-hosts and cleaners use the service with their host's permission.
Šapirum Property is a tool. We are not a party to any booking or agreement between a host and a guest or a booking platform, we do not manage properties, and we do not give legal advice.
4. Booking channels, calendars and claims
Calendar sync works through iCal links that a host connects. Airbnb, Booking.com and other channels decide what their calendar links contain and how often they update them. We do not control them, so we cannot promise that the dates in Šapirum Property are current, or that a double booking is prevented. The app shows a warning when stays overlap, and the host stays responsible for checking their bookings in each channel.
Checklists and photos are tools for a host's own records. We do not verify them, we take no part in claims between a host and a guest or a booking platform, and we cannot promise how a platform will decide a claim.
Hosts must follow the terms of each channel they connect. A host who shares a calendar link or an export link is responsible for who receives it.
5. Acceptable use
Please do not:
- break the law or use the service to harass, discriminate against or mislead anyone;
- try to reach data or accounts that are not yours;
- probe, scan or test the security of the service without our written permission (see how to report a problem on the security page);
- overload or disrupt the service, or upload malware;
- copy the service by automated means, or upload content you have no right to share.
We may suspend an account that breaks these rules, and we will tell you why where we can.
6. Your data and content
You keep ownership of the data you enter. You allow us to store and process it only to provide the service, as described in the privacy policy and, for hosts, in the data processing agreement.
To ask for access to your data, to correct it or to have it deleted, write to [[PRIVACY CONTACT EMAIL]].
7. Availability and changes
We work to keep the service available, but we cannot promise that it will always run without interruption or errors. We may pause it briefly for maintenance.
We may change or improve features. We will give notice of changes that significantly affect hosts.
8. Fees
Using this website is free. Fees for the service, if any, are agreed in writing with the host before they apply.
9. Our rights
The service, its design, text and software belong to Šapirum or its licensors. You may use them as these terms allow. You may not copy, modify, resell or reverse engineer them, except where the law lets you.
10. Liability
To the extent the law allows: the service is provided as it is, without promises that it fits a particular purpose; we are not liable for indirect or consequential loss, lost profit (including lost bookings, a double booking or a missed turnover), or loss caused by the actions of hosts, co-hosts, cleaners, guests, booking channels or other third parties; and our total liability for a claim is limited to [[LIABILITY LIMIT, e.g. the fees paid in the previous 12 months]].
Nothing in these terms limits liability that cannot be limited by law, for example for intent, gross negligence or personal injury.
11. Ending use
You can stop using the service at any time, and a host can ask us to close their workspace. We may suspend or end access if these terms are broken, if the law requires it, or if we stop providing the service (with reasonable notice where possible).
Parts of these terms that are meant to continue, for example liability and governing law, continue after use ends.
12. Governing law
Swedish law applies to these terms. Disputes are decided by the courts of Sweden, [[COMPETENT COURT, e.g. Stockholm District Court]]. If you are a consumer in the EU, you keep the mandatory rights of the country where you live.
13. Changes to these terms
We may update these terms. We will show the date at the top and tell hosts about significant changes in advance. If you keep using the service after a change takes effect, you accept it.
